It’s been a while for this lumber salesman turning builder. I have my first “house”. It is a one bedroom deal I am building for a guy on a lake out here in Western Indiana.
MY question is about the foundation. We had originally talked about a slab-on-grade deal but now he has changed his mind and wants it built on “stilts”. It will essentially be a deck frame supported by poured piers, 6×6 posts and triple 2×10 girders. I am concerned about critters getting under it as he has decided that lattice will cover the 18 inches between the bottom of my framing and the ground nicely. I am more concerned about the plumbing that will run under the structure. And the other thing is a house, even though it’s only 24’x25′ on posts just seems odd.
Any advice on how to make this safer and better would be appreciated.

I'm no builder, but those posts sound too small. And there are going to be critters and bugs under there. Lattice and even wire will not keep them out, and the rodents, wasps and snakes etc will get into any insulation under the floor.
It sound to me like you need a engineer to tell you. now meany posts and what kind of footings you will need for the kind of soil you have under that building. Not some one on a computer who can not even see the plot of land. You are not talking about a deck. Even some decks need to have architect design them. You do need a building permit right. Most jurisdiction want plans that have been checked over by a architect in the state, even if ithe home is by a lake.
