Here’s a question for the plumbers out there. How long should a water line pressure regulator last? It’s on the 3/4″ service line and after two years, it doesn’t seem to be regulatin’ anymore. We have fairly hard water here, if that makes any difference.

It should last longer than two years IMO.
Hard water may shorten its life, so I would take it apart for a look see. I would make sure there was a rebuilt kit available before hand though. If there is not a rebuild kit available, I would make sure I replaced it with one that could be rebuilt.
