I have a 1906 cottage in the Pacific Northwest that has been remodeled. The current roof line has two small gables separated by a flat area about
10′ wide and 12′ deep. In the center is a custom skylight 6’W x8’D, sitting on a base about 8″ hi. We need to re-roof and one of the issues is what material is best suited for this flat roof. There is only about 18-24″ surrounding the skylight before meeting the shingles on the gables.
The options considered are torch down or pvc. Our understanding is there is not enough area for the pvc to expand and contract. What is the best material for this application.?

I'm not a roofer, but around here the most common product for residential flat roofs is EPDM. We use it fully adhered with a contact-cement-like glue. It's good for 25+ years.

torch down roofing is a very good application,
i would have concerns on applying it to such an old building,
(fire issues)
would suggest epdm,or peel and stick 2 ply system(similar to torch on,without the torch)
