quick roofing question, solution….
made a post about a month ago,had roof put on and they used the old roof edge and didn’t install the metal valleys.108159.1
so finally got the invoice,no reduction for the valleys and called him,told him i had a problem with these 2 items. DO YOU KNOW WHAT HE SAID????????????????
i’m sorry it’s my fault ,i just screwed up and didn’t get the materials out there and the crew didn’t know any different!!!!i’ll get out there and fix it.
what the hay,i didn’t know what to say,it’s been so long since somebody wasn’t blaming someone else.people in business just don’t understand the concept of owning up to a problem. thats where character comes in.
so i reacted with and actually had to argue not to mess with the valleys and go ahead and put the edge on. i did reserve that if the valley leaks someday i can call him and bitch,we both laughed and thats that.
heres a guy that yesterday i would not let put a roof on a new house that we may build and just by saying sorry,we’ll fix it,i wouldn’t use anyone else.

Can you imagine trying to keep on top of several crews going from one job to the next while you're at trying to bid jobs (or whatever) plus doing the office work, billing, etc.

I can. I run 4, sometimes 5 (although one is just a one man crew). And we make mistakes all the time. But we fix them like this guy. He sounds like some one to be referred.View Image
Contractors like that should be referred...and often.
If you're running 4 or 5 crews at a time I have a question. And it goes to what you tell them. First off I'm an Architect (put down that hammer!). I have made it a habit to go on job sites to monitor the progress for one reason. Seriously, just one. Do the men on the site know what they are supposed to be building or installing? Has anyone shown them the prints or told them what is supposed to be done? This is not to say that every project has this problem but it only takes one, and in actual fact it is thankfully rare, but....
So...how thorough are you with your people? I'm tired of finding things not done or done differently than shown because "nobody told me about that" or "what plans?".

Yes and yes.
Our work is somewhat specialized and all the lead guys are pretty good with dealing with bumps in the road and knowing the "right" (meaning MY) way of dealing with unforseen circumstances. The cast of support characters changes, but the leads have all been with me for quite awhile.
I normally don't have to visit every site every day. Camera phones, nextel and email have made my job much easier. Also, most of my work is as a sub. We're dealing with the same supers and other subs over and over again. We all want life to be easy and understand for the most part that we're on the same team. We know where the framer hides the key to his forklift and he knows where we hide our boom lift key. It's not unusual for 3 subs on a job to solve a problem together thay effects them all that the GC or archy never even knows about. And we have drawn hammers on one another on a different day.
As far as the attitude towards architects: I love good ones and stay away from bad ones. When I'm bidding a job, there's nothing like a set of plans with lots of details. If it's there I'll find it. If it's not, I'm guessing.View Image

It needs some work and it was a rental these last couple of years
It's an attractive two story house that is starting to get run down and deteriorate

is that the the house on the sw corner?about 12 years ago someone went in and made that into a showplace.then they sold it for high dollar to a guy that wanted to get into rentals and it's been all down hill from there. i was thinking it was a repo last i knew.
