Good morning everyone. I’m a long time reader of Fine Homebuilding but I’ve never used this forum before, so here goes…
I recently bought a house built in 1941 with hardwood floors throughout that I want to refinish. The condition of the wood is very good so I don’t think it needs sanding or re-staining. I think I can get away with a new top coat but I want something that is easy to repair (we have several dogs) and does not show lap marks since I won’t be able to do the whole floor at once due to the overall size. I’ve used Poly-Urethane in the past in another house but it didn’t wear well at all. I thought perhaps a sealer/wax would be a good choice instead but I’m not sure if this would be right. I also don’t know where to buy the stuff or which brand works best. I’ve also heard about a 2-part epoxy type product that is extremely hard and durable but I haven’t seen it for sale anywhere. Does anyone have any suggestions? Your help is greatly appreciated.

My exp is that if you are not going to sand the existing floor you may need to use a wax type of sealer. If the floor is stained I guess that you would not want to sand it. If you end up sanding I have had GREAT results using Flecto floor finish. Did a floor three years ago for a couple that have two med to large dogs, floor looks as good today as it did when I did it.
