We are getting ready to rehab a house to sell. Early 80’s big farm house on ten acres. These are the things we will do or have done: New roof, carpets, paint, refinish hardwood floors, update apps and fixtures.
This is not our normal market. Any tips for value adding improvements would be helpful. What do you guys who do this more often see as the most important updates?
These are a few of my ideas.
1. Heat is electric base board. I want to convert to central unit.
2. I need to re-build two decks. Should I add handicap ramp?
3. Master bath has old space pod looking shower. It was nice at the time, but now it just looks funny. I don’t really want to tear it out…
4. Counters in Kitchen are a kind of weird brownish tile with wide grout lines. Very dated. Maybe add stone or pour concrete..

Unless the roof is obviously failing/leaking I'd leave it to the new buyer. As long as it's working buyers tend not to notice the roof. Money will get a better return on the kitchen & bath. HC ramp only fits a small percentage of buyers and if it becomes a make/break issue for sale it can be added at that time.
Oh, they would have noticed this one. It's allready been replaced. It was steep pitch, very visible from the road, old rotten cedar shakes. To old for a bank to loan on.
The house has drywall that was done with the very rough texturing that was popular in the eighties. It's not as bad as the "pop corn" stuff but it's definatley dated. I almost never work with sheetrock, does anyone know if there is a simple way to make this more smooth? Or is that a waste of time for not much added value?

I hadn't thought of that.... yeah I guess we could. that may be a really good solution to the space pod.
Without any clues as to the location, the "value" of the finished product, local market, etc it is hard to make any suggestions.
I suggest that you get a couple of local real estate agents to look at it.
