I have a property that we are currently rehabbing for a rental. The property is rural with propane heat. I am familiar with the electric company agreements that revert back to the owner if the tenant doesn’t pay. Other than the tank being full when the renter moves in, I am wondering how to handle getting the tank filled.

Hold the deposit until there is confirmation of the tank being returned to the "as rented" quantity. I heard of similar things being done as far as confirmation of final water bill payment.
You could pay your supplier to pump off the tank, refill and meter.

Above ground tanks are generally provider owned. If it's not paid for they take the tank. It takes awhile to go through an average tank.
I'd have the bill sent to me, the owner and bill the renter. Wouldn't want to find I had an empty tank, renter that split and a $500 bill they didn't pay.

Tell the tenant that the service needs to go into their name like any other utility. Get paid for the gas in the tank when they move in. Then they are on their own.
Caveat - I have been told that some of the gas companies want an owner's guarantee.

Thanks for the replies. I guess my concern is that the approx. $500 to fill even a 330 gallon tank to 80% is going to be more than a renter can handle at one time over and above the normal rent etc. I think I am going to set the rent $60 per month higher and include the propane that is in the tank. Hopefully this plus the deposit will cover any "left" empty tanks.
