We have a home in the SoCal. area that needs some stucco repair work done so we can put the home up for sale. Here’s what is going on:
There is a wood framed wall sitting on a 3′ high block wall and the there is a seperation/crack brtween the surfaces and moisture has leaked between the two had there is some stucco delamination going on. On thge upper framed part, it seems that it was probably has a previos coat of stucco under the existing coat and there is a 1′ by 1 1/2′ surface piece if stucco missing that was painted over. The corners seem to have some delamination also. In another connecting area, the lower wall was painted with tar because the old owners had a planter in direct contact with the wall. I have tried to remove the tar(waterproofing) with a diamond cup grinder and all it seem to do is melt the tar and move it around. The whole house was painted with a good quality stucco paint. This leads me to my questions. What are the recommended methods with dealing with these problems. Shoud I hire a sand blasting company toremove all problem areas, or are ther any other solutions?.. One stucco guy told me that he can apply a concrete adhesive to the extising painted stucco and then just surface coat all the walls. My concern is that the adhesive won’t work and I am also concerned that the sand blasting would ruin the whit epoxy coated aluminum windows and freshly painted doors. I have no problem with doing any suggested methods. I just need to keep the cost down because of limited funds. This whole area at the back of the house is a boot-legged granny room that was put in in 1968. The square footage of this area doesn’t even show up on the tax rolls and the appraiser said that it “technically” doesn’t have any value, just a free bonus for the new owner. I would appreciate any and all input. We need to get this home finished ASAP so it can go up for sale. We closed escrow on our lake front property in washington and we need the money from this sale to build our next home.
Oh yeah, would any of you recommend putting cultured veneer stone on the lower 3′ of wall and just have the stucco guy repair the upper sections, forget the sand blasting and just repaint to match the rest of the house? Cultures stone runs around $5.00 sq ft material cost. The one stucco contractor quoted $1350 to use adhesive and restucco 75 ‘ of wall that is 8’ high. He would also supply and install a 1 1/2″by 4″ stucco moulding on the crack that seperates the lower blockwall to upper wood framed wall. I would be responsible for the repainting. Is sand blasting really necessary? What do you’all think? -Brian
