Wood windows in a concrete block house in Florida would be unusual. Aluminum windows are the best choice for the Florida climate, esspecially Key West. The temperature difference between indoors and outside is not very big like up north in the winter. Conduction through the frame is not a problem. The big issue is how tight the windows are. You do not want them to let in humid air. Wood windows will be very high maintenance in Florida and will attract termites. I would suggest you have your brother get 2 or 3 quotes from a window subcontractor. Get their recomendation on windows. If they are good they can get the windows cheaper than you can and they will install them without damage to the inside or out. Spend your time down at Seville Square and snorkling. I would recomend you go there in Nov to Apr if possible.

I am a general contractor specializing in new consstruction, I have been asked to go to keywest fla. and install replacement windows in a condo for my brother. Sounds like a nice little paid vacation. Can anyone recomend a quality wood-aluminum clad double hung that is easy to install? It is a concrete block building. How difficult is this job? any tricks? *Glenn,Any of the big boys make great windows. Anderson, Pella, Hurd, etc. There is a lead time on delivery, so decide and order quick.I have never replaced windows on a concrete block building, but I would expect the worst. Re-painting, re-plastering, etc. If you go in expecting things to be tough, you won't be surprised.Ed. Williams
*Don't go down there now! H-O-T. Go when it cools off and you want to get away.Window replacement is really easy. It is the detailing (flashing, trim, siding) that is more time-consuming. Also, I guess you have to worry when you order that you won't be able to take the R.O. measurements yourself -- windows too large with concrete block would be ... unpleasant.
*Glenn,most "replacement" windows I've worked with install inside the existing window frame.You remove the inside stop, the sash and pop them in.That would be on a wood frame window,metal frames require a diferent setting method.Marvin makes a tilt pack for wood frame windows that works real well.If you are going to replace the whole window, then measurements are very important. Also, windows in block walls will be set with some type of clip, if metal,and that would have to be cut to remove the frame.Vince
