Replace Entire Floor assy. in small 1 story house?
Considering buying a small house 20×36 single story on poured concrete basement. Subfloor is something I’ve never seen. Looks like there is a center wall / beam lengthwise in basement (typical) but then beams that could be 4×4 or maybe 4×6 (flat) run the 20′ direction. The “Joists” are only 2×4 24″ OC that run lengthwise over the small beams. Subfloor might be 1×4 but can’t tell.
What I usually see around here is 2×8 16″ Solid Lumber joists on 6×8 beams. Subloor is usually 1×8 “Ship Lap” laid diagonally.
Any thoughts on how to turn this into more typical 2×8 joists or 9″ TJI on a flush center beam on 2-3 posts instead of wall. Reason would be to make basement more open, gain a little headroom & better (stronger) floor with room for wires & plumbing. House needs lots of work such as wiring/ plumbing and carpeting is discusting. Maybe could be done in sections? Too much work ?

It certainly would be an interesting project.
The joists and beam would be easy. It seems to me the hard part would be what to do at the exterior walls. Where would the top and bottom of the new joists be in relation to the foundation?

I should have looked closer at it but man. Rats & Garbage! I would assume it has 2x4 sill plates on the 8" thick concrete walls.
I once put an 8' x13' kitchen on (2) 4x12's and 4 cheap hydralic bottle jacks and then slid new 9" tji under it. Thinking maybe if could split it up roughly into 3rds might be able to lift 1 section at a time just enough to get a new 2x6 TD sill plate in there along with new joists, rim board and 3/4" ply. Heck of alot of work but as it is now there's no way to get pipes and wires up out of the way to have a nice ceiling.
Another idea would be lift 2 more inches and use 11-7/8" TJI # 360 or higher and then might not need anything in the center.
