I know nothing about the ROI calculations for what you're asking. I do know that more info will be needed.
Where are you located? Do you know how many cooling degree days your locale experiences? What are your electric rates? How many square feet is your home? How well is your home insulated?
I'm sure others will have more queries.

If you don't already have central air in a house that's to be sold, you probably should install it. Some prospective buyers will factor the $2,000 - $3,000 cost to do it themselves into their offer and others will walk when they see the window unit in the bedroom. These aren't thoughts you want in their heads when they view the house. Better to upgrade to "standard" and forget any ROI issues. Try selling a car without A/C. It's just assumed to be there nowadays, like toilets.

On the price tier the house is selling in
On the expectations of potential buyers.Without the AC some buyers may not even consider buying the home. If this is the case the property will likely take longer to sell. If you are in an area/price tier where buyers expect it you may have a problem selling the house.My guess is that in a lower price tier you likely would not get a great return. If you are in a mid or upper price tier potential buyers would likely expect it and the return would be better.Mike (Real Estate Appraiser)Mike K

What kind of heating system do you have now. If you have a forced air heating system, adding central air is rather easy. If you have hot water heat, electric heat or in floor heating then you will need to add the cost of installing ductwork. All of this will reflect on your ROI.
