Just looked at an REO. Cute little brick house in a nice neighborhood, 100+ years old. The first floor was entirely flooded by a plumbing leak and left soaking for ??? Months?
All the hardwood floors buckled, plaster walls loose from the lath, etc. Went into the basement, now dry, squeezed a couple joists and a beam or two. Got a little of that spongy rot feel. Even the main 12×12 beam. Foundation looked good, no cracks.
What would be the fix for this place? Depending on how bad the rot is I wonder what the options are. Not that bad, Abatron, maybe sister some new joists next to the rotted ones.
Worse case, somehow support the load bearing walls and demo and replace all the joists and beams section by section?
Is there anyway it could be so bad the place has to be torn down?

Yes, depending on the extent, and the cost of replacement. A lot depends on how you value your time, the value of the property, and the value of the house.
