So far, we’ve done allot of kitchen and bath remodels, so I’ve got pretty good at estimating those. A repeat client (we remodeled the kitchen last year) has asked me to give him an estimate for adding a family room to the back of the house.
It’s a pretty straight-forward addition:
– Approx. 18′ X 26′ with gable roof
– Slab on grade, flat lot, no grading, minimum demolition,8′ plates
– A couple of windows and a pre-fab fire place.
– Basic finishes inside, stucco exterior
– Needs heat and air, but no supply water or waste
– May need to relocate overhead electric service
– May need to convert some parts of the existing walls into shear walls.
To give the client a ballpark number for budgeting, I quoted him about $100/square foot. This was NOT just pulled out of the air because it’s a round number- I roughly went through my costs and overhead with profit and came to something close to $100/sf.
