I have a client with single pipe steam radiator system. It’s a condo unit in a 90 year old building. He want’s to change the conventional radiators to baseboard units. I talked to my HVAC guy and plumber and they both recommended not doing it. They said it might get water bound? The way I understand it, steam rises into the radiator and then condenses and water runs back down the same pipe to the boiler. If it was a horizontal baseboard, I don’t think it could work as well. I told the client this and he was still interested in doing it. His biggest objective is to lessen the size of the radiators so it takes up less room. Or is there some other different alternative? Changing to regular hot water is out of the question since the single boiler supplies about 40 units. Thanks for all input.

I have seen in commercial applications a steam to hot water converter. Basically it's a heat exchanger using the steam from one sysytem to heat the water from a seperate system.
