According to an article I ran across in my neighborhood rag, max cost (so far, in his 20? yrs exp) is $30k. Got another estimate from a greenhorn for $50k.

Skim-coating with joint compound covers texture, renews old drywall and plaster, and leaves smooth surfaces ready to paint.

Kai, maybe it's written somewhere else here, but what are the details of your foundation and repair. No need to retype, just point me in the right direction. And didn't you get in touch with someone from BT from your area a cpl yrs ago? Why not ask him.

Calvin, I haven't posted details. You really need pics to understand (as I haven't all the correct terminology). Basically, the NE corner of my house has sunk due to? water in basement abt 15 yrs ago? Looks like 1/2" (based on look of door-to-sill).
Yes, I did talk w/someone from here a couple years ago (re garage door options which I'm finally getting around to!)--wish I could remember his name or locate his business card.
Gonna have to buy a camera.
Well, you could check the archives if the posts were outta the tavern. I know I'd check pretty hard before I trusted anyone with that kind of money. Trust and knowledge are needed here. Money doesn't grow on trees you know.........well, maybe in sunny california. Best of luck.__________________________________________

Thanks, Calvin. I think on that issue I posted on the main board. It's all I can do to navigate this new place--I'll spelunk in the archives this weekend.
How big of a house you building. My whole house was just 40k foundation with slab was less than 5k
Brownbag, I wish I were building a house! This is repair. It is also difficult because I am on a canyon.
This company specializes in places like mine on local soil.
Where are you that you can build a house for $40k?

I gather that you're somewhere in Southern California. Give a call to Mike Goldberg at Whitecastle Construction, (323) 937-1660. He's the number one foundation and earthquake retrofit guy in the greater LA area. If he doesn't go as far south as you are, he may well know somebody to refer you to. He also sells supplies to other contractors.

Thanks, John. I called him and he will be in my area in abt 6 wks. (He does not make recommendations, btw, except to say that locally is better).
The Craftsman Foundation guy is coming Thursday.

Mike has my highest recommendation. He did my earthquake retro, doing a two story building to three story code, it was a little over $4k. His crews are very highly specialized, they go at it like a commando raid. The whole job was done in about six hours, using a crew of ten. High quality, high speed, low cost -- it's amazing anybody else survives in that niche market.

Thanks again, John. Since it has been this way abt 15 yrs, I do believe I will also get his bid. I don't know if the local guy is earthquake retro-qualified. I really have had so much going on I haven't done enough homework yet.
And yes, I forgot to say I am in San Diego.
