What is the average sq. ft. cost for a second story addition in Arizona if I contract & am also the lead carpenter. The addition will be 2600 of open space, no interior walls. The object is work & exhibition space for my art studio. There will be minaminal glazing, flat roof, hard wood floors, 1 stright stairway and 1 circular prefab steel stairway and a stucco exterior. I’ve worked in the trades for over 25 years, but have not been active in the trades for the past 8 years, rather concentrating on my art work and computer schooling. Also, to stay abreast of tools/materials, have been working part time at the Home Depot for the past 4 years. Let me know if there are some ideas out there. Thanks, Fredric Myers

I have also made an educational trip to Colorado. We went up there an framed up a motel many years ago. It overlooks the Conejos River in Southern middle Colorado, near Antonita (SP).
My conclusion, Colorado is indeed a beautiful state, but the Conejos River is very cold in July, especially when taking a bath at the end of a day spent framing. We camped out and amazed the local carpenters at our speed. The 2 story 1500 SF motel went up in a week. I was young and my knnes and back did not hurt. I mostly stick to the office and work with the computer now, but the Breaktime forum cuts into my productivity. I am thinking of starting Breaktime Anonymis (SP....see previous post on my education). : - )

Well welcome to BT!
Well you might not see the humor in the responses that you've gotten so far but we here at BT are kinda used to this question so it elicits some "colorful bids".
Its kind of hard to say what something should cost when we cant see the place, what kind of money you need to make, what sort of job that your looking for, .........I could go on and on about the specifics of the place, you get the idea.
Hopefully you'll get some serious response to your inquiry before you go running off telling all your friends that those rude azzed people at BT are a bunch of wacko's, which may or may not be true, depending on which of us your referring to.
If you can weather the "comedy relief" you should be able to get some helpful advice, just be patient.

The second story addition is to be just open/raw space for fine art painting, 5/8's rock and later track lighting; 2x6" over 24" truss system, 3/4" T&G subflooring.......will have lumber yard do a material take off x3 but at age 67, will do my walls in sections using 2 helpers (with green cards) & a acherry picker for the truss instalation....

Maybe you could try asking someone who is involved in the insurance industry. I think they compile statistics like this when adjusting claims. But like others have said, it's very difficult to get an "average" cost because there are SO many variables involved.
the real story here is what caliber of help is going to work under a homeowner/GC who got his education at home depot.
You're going to get guys who could never make it on their own and that will cost you more with the added aggravation factor and wreckless concern for your tools and materials then if you just gave the job to a competent builder
you might get lucky with sub contractors if you know them personally. Around here the pool of half qualified subs is bigger than the pool of legit subs
Thanks 4 the input but I did high end work in NEW YOUR CITY for 20 years both myself (hands-on) & managed the subs too. Home Depot is the way you say & will not be using those "people".

I normally get a little chuckle when I see a thread title like yours, then I laynch ointo trying to give some sort of helpfull advice.
Thing is - variables like regional differences, quality of finish, size and setting of the job and existing conditions and access make for a lot of difference in end cost.
I've done work like this from $50 to almost $400 /sq ft.
Then we get to the hard parts. A second floor addition is one of the more difficult to do, so that is a cost adding variable. it takes a swinging kick but crew who know what they are doing to pull it off without ruining the rest of the house. and if you are going to be living there while this happens, that makes costs and time go up further. MOF, I would be refusing to work on such while inhabited. Too much liability and safety isssues.
Then we come to the real punch line - HD personell have a wide ranging reputation for not knowing their azz from a hole in the ground. This may not apply to you, you might be an outstanding apprentice, but it is in no way a good thing to put on your resume if you ever want to try and get a job with a remodelor.
Sorry if this comes across as brutal, but it is so. betyter to be forwarned.

I did some building around Phoenix in the late 80s.
Are you sure that your foundation is adequate to carry a second floor? Lots of homes in AZ are built on mono pour slabs with only a thickened grade beam edge. It was only while I was working down there that the county began to require one piece of #4 bar around the perimeter of the slab. ( No mesh was used, either.) I wouldn't put a second floor on such a home... not that it isn't done!
I realize that maybe you own a fine upper end home built by a reputable contractor up on the rim somewhere that they build with frost, etc. in mind.

I just fininshed a complete reno in Michigan. Including buying the place, $100/ft. This included adding 300sqft to the house.
Less the cost of getting myself into trouble in the first place, about $62/ft.

I will have to agree with Piffin on this one. You seem like a knowledgeable person about what you want. The problem about asking us to give you a square ft. price without having seen the blueprints, the actual site, the detailed drawings, etc.... is that we are blind without the details.
It would be like us asking a message board on cars how much a car with 4 tires, a motor, and red paint would cost in Kansas without any more specifics.
I also agree with Piffin on the HD thing. I know that your life has taken you away from building for the past couple of years and to keep sort of in tune with it you worked at the HD. Noble but not something that will go far with this crowd. There is at least one thread a week about the poor experiences that guys have at either the big orange store or the big blue store.
My advice.... Check with local builders and contractors to determine the price. Keep in mind that some subs won't work for a homeowner/GC no matter the cost. Hope that helps...

I'm not picking on you here but is that realy true!
I've been in the building trades for about 30 years in three differnt states, Iowa, Oklahoma, and now Texas, and I'm yet to run across a sub that wouldnt/wont do work for a HO GC.
I think this is a statement that gets thrown around and now its widly excepted.
Or maybe its just that I've lived in three anomilies!

I personally don't have a problem working for the GC/HO combo however I do know of some that do. I have done jobs for the home owner and the general contractor and both at the same time... If that makes any sense...
I will tell you that homeowner/GC's typically are a little more difficult to work with. I guess you can't blame the GC in that case to be very picky since it's their own house.
If I had a choice I would probably rather work for the GC only and not the GC/homeowner combo.. BUT >> regardless of who is the overall boss on the job, I am still going to produce the best product that I can. The check still goes in the same account regardless of who writes it.

I have built entire homes for them (using their money) and built stuff like kitchen cabinets...additions etc. for them (using their money).......NEVER have I had a 'serious' problem.But contractors?........I stay clear of working for them.I get a call...meet the home owner...we size each other up and if we gell I design his project and tell him/what I want through friendly negotiation.....he does the banking and I make sure as the project goes along I am in HIS back pocket, not my own....I've made a decent living with little stress.

Good call on "subs that don't work for GC homeowners..." Here's a little addditional insight on the "project"; I took the job at the HD because I went back to school for computers and also had some lower back adjustments problems to address, et'al. For those kids out there; I started working as a carpenters helper in 1952, 2 years before I joined the army @ age 15. I later used the trade to put myself and wife through undergraduate school, later again through graduate school. After teaching design for 3 years at the college leval, I went back to carpentry and fulltime at fine art & work both until 2001 when the lower back started to give me major problems.......What I'm really saying is that I do understand the sub's reluctance to work for HO's (pun intended) but I'm not your typical HO... Any way "DougU", thanks for the time & by the way, who are you? You seem much more mature and grounded then some of those other cretins that "through-up" there childish dribble........Later Fredric

The HD needed, (it was a new store), someone with experience, and my commute was just 7 minutes, if I drove slowly; on the cool days, I could ride my mountain bike. They also came up with a somewhat fair dollar amount & at my age, within a few months I was "totaly vested", which intitled me to an additional 5% matching on my 401K contrabutions. Because of my art sales, social security check, and VA disibility plus free medical (40% of my body I give to my country) the takehome from the HD ffor me was more then fair for the work. Anyway that's over, quit last week so I could concentrate on all of this "breaktime" e-mail typing, hardy, har, har.
Did make a difference though at the HD, filed 2 complaints with the EEOC against the HD for age discrimination; they now have at my (old) store 4 department heads over 50, 1 over 60; all with ample knowledge and years in the trades; but then my (old) store is an exception. Maybe, just for kicks, I should check out Lowes for a time, naugh......Later, and keep the peace, Fredric

That's what I was attempting by doing the origilnal posting; I 'thought' I was asking for local responces; by the way just where is Kansas, is that somewhere down a yellow brick road?????? The locals here are not that "knowledgable" regarding "working-loft" concepts. Presently I can bring the job in at $45. per Sq. Of course the OH & profit goes to me as does the the GC cost too. There will also be zero down time for daily set-up & break-down, 'cause I'm living on the property throughout the project. But thanks for the thoughts & insight.....

Hey listen, of some of the responses that you got to your question I was trying to be nice and offer some helpful suggestions, I can see that you just can't let this one go. Again, I would suggest that you call some of the local subs in your area to get a more exact bid and go from there. I know that you said that the local subs aren't that "knowledgeable" but I am sure there must be one or two to look at. Good luck with this project and future ones.

It should have been a given, to you and others, that no one out of the area would have been in consideration for a rational responce, so why waste my time with absurd responces.
