recently a sticky brown seepage has begun where the tub tiles meet the wall. it only pales with bleach and bleeds through kilz, bin and paint. any ideas on what it may be and how to deal with it? thanks.

suspect mold...
suspect you have a leak and it has gotten into the DW....
are you Kiltzing the seam, the tile or other ....
suspect you have a tear out on the horizon and all new repair...
suspect that you see an indicator of some really deep problems that are only gonna get worse...

Outside wall, under the overhang or sophitts, wester, or southern exposure, lots of ice and damming................freeze thaw...........the "tea" is finding it's way in.

If it's what I'm thinking it is, you need to get a fan or open a window. I've seen it before. It's the moisture building up on the walls while someone uses the shower. After awhile it starts to ooze down the wall, taking all the dirt along with it.
Ditto that. I see it in my bathroom too. It's condensation on the wall either leaching something out of the paint or just gathering and transporting gunk that settles on the walls.
Leakage through the tiles, or condensation inside the wall.

The house I live in (not mine) the ice will actually creep inside the walls with the right conditions.
