Can anyone suggest a good water-based stucco sealer? I’m trying to seal a newly stuccoed house to prevent that brown dirt tinge from appearing at the bottom of the stucco near soil.

I'm not sure that any kind of sealing would solve this problem. You could have a sheet of glass there, and muddy water would splash onto it and stick.

*Home Depot sells something called DryLok which comes in afew different colors and you can also mix your own paintin it. I used it to seal some stucco patch put around awindow to fill the cracks from a poorly done job by someonein the past ( stucco should be kept moist for 24 hours or moreto set without cracking ) and it has worked for four years nowwithout failing. You can also paint over it if needed.
