Seems the prices have come down and they seem a bit more accepted…
I need to decide now on my loft project… options are 29gal shorty electric or tankless with a 4 GPM flow with an acceptable temp rise… takes 50amps but either or will sit within 4ft of the main panel and require less than 10ft of wire… i have enough service for the tankless…
the big plus on the tankless is size and then the bigger plus is no pan and no pan drain…. just the pan, drain and plumbing for same would have to save me $200 per unit… which requires drilling a 18″ brick wall and runs of up to 50 ft and ugly white pipe on the side of my building x20….
manufacturer tells me these units will supply the required heated water these lofts will need…
cost on the tankless unit is about $30 less per… just on the buy’n of em… and i think i get some kind of tax rebate on them also…
my unit is Natural Gas… and told i need a 7.4 GPM unit… it’s about 2x what a tank unit is but… again no pan & required drain and size difference is huge…
is it too good to be true?

I like mine quite a bit (Takagi unit on LPG). It takes a couple of slight changes in habit but it wastes a lot less energy than a gas tank unit, and takes up a lot less space.

yeah i know it's been talked to death....
i just wanted someone to convince me on the electric units for my lofts... the venting, pan & condensate drains are a huge PITA when you are redoing an old building... this would make one less PITA... i mean challange :)

My plumber installed an electric tankless for a guy I know. I believe it took (3) 40A or even 60A breakers. 200A service is typical around here, and that's what he had. Apparently it works great, and like your situation it's right next to the panel. The flow rate and temp rise it will produce are lower than a comparable-price gas unit, but we're all on 45-degree well water up here. Down in your parts I bet the incoming water is warmer.
