we just bought a house in northern ca. near shasta lake, we know it has some problems, but we feel they are relatively minor, and we know we got it at a darn good price. it has an un-vented roof (although in excellent condition) with comp. shingles. the seller did the roof himself he’s not a pro but judging by the work he has done elsewhere on the home that is more “visible”i think he probably did a great job BUT! the roof drains about a half a cup of water in the spring, but not when its raining so i figure it must be condensation? but it only drains in one spot in the whole house! over the dining area, and only a half of a cup???hmmmm. i’m a savvy guy but i thought i would ask ya’ll what you think since ya’ll have never steered me wrong in the past.
thanx,

The half cup of water is draining to the inside of the house? If so, it is probably accumulated condensation from the winter months. This could be caused by house air finding a condensing surface (cold place) and building up in the winter. But a half cup is not much.

roof top vents or maybe gable vents and plenty of soffit vent.
venting is the key to the longevity of your roof

I know nothing of the climate of shasta lake.
Is there no sheeting or sheetrock or vapor barrier above the fir ?
Any penetrations in the fir (elec. boxes, can lights) ?
Any penetrations in the roof uphill of the leak?Remodeling Contractor just outside the Glass City.
