Are you talking about potential problems from the builder's perspective, or the homeowner's perspective, or both?
I once worked for a truss company called Shelter Systems who offered a 30 year structural home warranty. But every time they had a claim, they just said it wasn't actually a problem with the trusses. They never paid out a nickel,as far as I know.
So I guess the warranty is only as good as the company that makes it.........
