I just inherited a 5.5 acre piece of land in a rural part of southeastern MA. While land values are relatively high in the area (if the lot were buildable, it’d fetch $120,000), this isn’t a buildable lot. It’s mostly wetlands (it’s not really that wet; there are just a lot of fiddlehead ferns), and the uplands isn’t large enough to support a septic system. Also, there are no plans to bring septic to the area. Also, it was perced 20 years ago and failed.
So… here’s the question: anyone have any thoughts on what I could do with this land? Pay a sawmill to come clear it? Rent it out to local nurseries or farmers? Start a tree farm?
The tax bill is relatively low ($200/year), and I own it outright. Also, the land is cleared for agriculture, even though it’s wetlands.
I know… slightly off-topic from home building, but I’d *eventually* like to build something on it. Thanks!
