Buddy of mine is interested in purchasing a rental duplex in Albany, NY. He lives in CA and would have it managed locally. His interest in it is that the value and ROI is significantly better then anything that could be had in CA, at least for the present moment.
Anyone from Albany, that can tell me a bit about the town and its overall direction. Is it a good town to invest? The two rentals he is looking at are on Yates St and another on Barclay.

Yates is near St Rose I think...college rentals likely.
Also near the downtown campus of SUNY but that is
quite small.
Albany SUNY uptown is big...Im sure rentals for
students are a good biz.
But Albany is no garden spot, an old town, most
of the locals are not making real money if they
are they live out in the suburbs.
You'd have to look carefully at the neighborhood
all times of day.
