I’m just wondering if I should go ahead and upgrade to real vinyl flooring? I could save a bundle on all that ceramic tile and wood flooring (the actual solid wood stuff, not the good pergo stuff…)
Base line is that these realtors, which I rate right up there with car salesmen and the devil himself, will offer any BS they see fit, as well as “better than the Jones'” technique to help sell the property. Most realtors I have met take very little interest in learning much about the major product they sell: homes. These folks respond in droves to “get rich quick” ads in the newspaper, take a crash course to become “realtors”, and then expect to make a bundle at selling other peoples hard work for a tidy profit. One of my pet peeves, sorry for venting. Kind of like unions, necessary evils…
A “good” realtor is worth their weight in cherry (worth more than gold here) – and as hard to find as an honest politician.

Just watched an episode of "Home Time" on PBS.
The hosts toured several homes as various price ranges (fro 95K to over 1M) and showed us what is available if you are willing to spend the money.
Our tour guide (salesman) showed us what upgrades other than size made a $500,000 home cost more than a $250K home.
Among the upgrades were:
1) painted cabinets because painted cabinets require more labor than stained cabinets.
2) Granite (pause) tile for the kitchen island.
3) bulnosed edges on the laminate (yes I said it right) countertops.
4) real brick on the FRONT of the house.
5) authentic aluminum soffit and fascia.
Wow...what a deal!!!
I gotta learn to sell like this.

*Ryan, so if I read you correctly, the Santos Mahogany flooring, Cherry Kitchen Cabinets, and Walnut Raised Panels are less desirable than Carpet, Melamine, and painted sheetrock.Wow, I never knew... all this time, I've been devaluing my customers houses.Then again, I could be wrong.
