Wife and I live in a 30+ yo, 2200 sq ft, rock veneer house that we purchased about ten years ago. With two exceptions, every window is fogged, and there are a LOT of windows in this house.
At construction, the exterior was rocked after the windows were installed.
My neighbor, who is a retired architect with a good bit of construction knowledge, some of it “hands on” and some of it by way of observation during his career, says that the double glazed, double hung panes can be removed from the metal frames and replaced without need for removing the entire window unit.
The frames are high quality, in good condition and very tightly mortared-in on the exterior perimeters.
Does anyone have experience with this and possibly a description of how it is done?

Do you know what brand they are? Some are relatively easy to replace. I just replaced an Anderson DH lower sash that the HO's teen age son put his foot through (on purpose), and it was painless.

You should be able to replace the insulated glass. You're gonna have to figure it out by looking at it.......they're all different. Once you get the sash out of the frame you'll probably see a screw in each corner. Take that apart to get the correct glass size. The glass may have, or you may want to get, a Low-E film. You gotta just go for it!

You need to talk to the manufacturer of the windows.
I tried to bid on just such a job once. Had the manufacturer send out a rep to see if we could get new sashes for a whole bunch of windows.
But it turned out they didn't make that style anymore, and their newer style wasn't compatible.

Thank you Ed, Nick, jacobe and Boss. I found the name of who manufactured the windows; of course they are no longer. No problem. Since this sort of replacement is not rocket science, I suspect I will pay someone to instruct me how to perform the replacement and find the panes whereever. Thanks again. Zbalk
