My rental house has wood floors in pretty good condition. The finish coat, though, is a bit worn down in traffic areas, but not quite worn through. I’m not at the point where I think the floors need to be refinished yet, and I don’t intend to refinish them for another couple of years. Can any of you all recommend a product or a plan of attack, or something I can do to the floors (short of refinishing), that will restore a little gloss and protect for another couple of years? I suppose maybe the floors aren’t as bad as I’m describing, I’m really looking for something similar in theory to a wax that you’d put over the top of automotive paint to protect.
FWIW: I’m not a slumlord looking to get by or anything, it’s just that I don’t have the time to redo the floors with new tenants moving in next week.

Under the right circumstances it's possible to recoat the existing finish on a floor. The floor must be cleaned, of course, and lightly roughened to hold the new finish. In addition it's critical to use a compatible finish, based on what's on there.
Without knowing the exact condition of the floors its hard to give specifics.
But if what you're describing, is what I'm picturing...a light screening followed by a coat or two of poly will get you by for a while.
This is, of course, assuming that the floors were finished with polyurethane to begin with. And if that's the case....DO NOT WAX!
I realize you said "wax like"....but I'm just making sure.
