I need some advice. I’m considering installing a wood floor in my kitchen. I’ve installed prefinished Bruce oak floors before with good results. I’m concerned about using oak that would stain when something spills on the floor. Any suggestions on species?
Also the prefinished is great, but to keep spills out of seams, I am considering putting 1 or 2 coats of waterbased finish on top, but how compatible is a prefinshed coating with waterbased varnish?
Or should I go with an unfinished product?

I'm have a new Kitchen addition on my house. We went with traditional maple hardwood flooring in order to match the historic feel of the house. The maple floors have just a clear coat poly finish.
I have 5 young kids and a big dog, so after a year there are quite a few scratches in finish. However due to the light color of the wood the scratches are not apparent from a distance. Another advantage to the maple w/ clear coat finish is that the finish can be redone without sanding all the way down to bare wood.
Good luck choosing. I have also seen some prefinished solid wood flooring. Seems like this would be the best of both worlds - superior factory applied finish, and the ability to sand and refinish at some point.
Not sure about wood floors in the kitchen.. what happens when the sink / dishwasher leaks.. ..

It is not a practical choice. Check other floorcoverings that are more suitable for the area. There are all kinds of new products on the market. Even ones with the "woodlook"
Most of my customers replaced the woodflooring already.
