I am interested in buying or renting a particular summer house in NY that is built on piers, has lots of windows and is located pretty close to a 2 acre pond fed by a year round stream. I have already received ideas about initially keeping the place warm if I have to move in during the winter, like wrapping the underside of the house with plastic and using insulating curtains. My next main concern is water supply. The house supposedly gets water from a pipe or hose that reaches out under the pond. can this type of system be sufficiently insulated? The pond appears sufficiently deep to have water (as opposed to ice) year round. I also know very little about the septic system. I have been to environmental meetings at local pond side communities where they have been using what seemed to be very affordable and compact alternative septic systems. There is an open grassy area near the house, but away from the stream and pond. I think this might be the site of the existing system. any ideas or comments are greatly appreciated.
