I am adding an addition to a 30+ year old house. The first part will consist of a double garage with storage space, perpendicular to existing house. Both roofs will be 4/12 pitch with 6″ rafters. Should I remove old roofing and sheathing when joining roofs? Also, what size ceiling joists are recommended for 24′ span with attic above? Next will be converting old single garage to bedroom. Floor joists will be 8″ material that almost rest on old garage slab. Any concerns (moisture, critters, no access, etc.) to consider when doing so? Thanks in advance for any suggestions. Rick

Sounds to me like long spans with too small of material. Need to know more dimensions overall to answer.

Rick,
Are you planning to add the roof on flush with the existing roof? It sounds like you are, would it work if you could raise or lower it about a foot or more? I feel like that is a better way to handle it, unless you can really work with what you already have, ie straightness, shingle color, style, quality, or possibly the addition is not coming straight off the gable end, but on an angle? Could use a lot more information, a picture would be great.
*Thanks for the quick responses. Sorry for the lack of info.Maybe this will clear it up a little. The old house runs east and west, and the new garage will run north and south. The addition dimension are 24'x38'.The gable end will be the 24' dimension. The 2'x6' size is for the rafters. My question about lumber size is in reference to the ceiling joists that will span the 24' width of the garage. Thanks again, Rick
*It sounds like you are talking about a rafter span of 12'. For this span, the Uniform Building Code permits using 2x6 #2 Doug fir (Fb = 1200) only at 12" on-center spacing. Probably not what you wanted to hear.Since your head room in the "attic" will be an unusable 4' tall, why not use pre-fab trusses. Otherwise, you need larger rafters, and likely a mid-span support for the ceiling joists.
