Somewhere on the internet (I though on the Fine Homebuilding web sight) I came across a detailed drawing showing how to create a relatively air tight, and well insulated access panel to the attic.
I can’t seem to find it anymore. Does anyone remember what I’m talking about?

does this panel include a pull down stair ?
with those we used to make a frame with luan plywood, a 1x6 frame and a plywood top,, fill it with 6" of foam board, and mount it on a piano hinge, with a foam gasket all around..
if it's just a scuttle hole , we make the same frame, and drop it onto a decorative stop bead in the ceiling scuttle hole, with the foam tape around the top of the stop bead.. both rely on the weight of teh assembly for the seal..
*if you are sealing the pull down stairs we have used rigid insulation board. use the board with a reflective backing if possible. you may need two sheets. use aluminum tape to construct the box, foil side toward the attic. the box should be sized so that its edges rest on the stairs frame. make sure it is deep enough so the hinges do not lift it off the frame when you close the stairs. make sure you cut the board so that you have the factory edges resting on the stair frame. place some weather stripping on the stair frame to seal any voids between the frame and box. this should take about an hour.
